West Country full search including acquisition service
Following completion of a questionnaire we will carry out a property search and report our findings to you. Having viewed our short-list, if you wish to proceed on a property, we will negotiate on your behalf and help to oversee the process through to a smooth completion.
Fees: £500 registration payment due at search commencement. (6 month searching period retainer).
Commission payment ~ 1.5% of the purchase price.
Registration payment will be deducted from the commission in the event of a successful purchase.
EXAMPLE SCENARIO No.1 ~ Country house search with £800,000 budget:
We find you a country house with an asking price of £795,000 that you instruct us to proceed with purchasing. We research all factors involved and successfully negotiate an agreed buying price of £750,000
Fees payable to Minerva are £10,750 (with your registration payment deducted), providing you with a £34,250 net saving from the original asking price.
EXAMPLE SCENARIO No. 2 ~ Seaside home search with £500,000 budget:
We find you a charming cottage in a coastal village with an asking price of £450,000 that you desperately want us to secure for your holiday home. The property is being offered at a keen market price, however we research all factors involved and successfully negotiate an agreed buying price of £445,000
Fees payable to Minerva are £6,175 (with your registration payment deducted).
EXAMPLE SCENARIO No. 3 ~ Historic country retreat search with £2m+ budget:
We find you an important listed grade II* Devon property with land which is blessed with abundant character and enjoys a very private setting. The asking price is £1,995,000. The house has been in the ownership of the current vendors for many years and now needs a works schedule of sensitive conservation and updating. We research all factors involved including the rough costs of immediate necessary improvements and successfully negotiate an agreed buying price of £1,900,000
Fees payable to Minerva are £28,000 (with your registration payment deducted), providing you with a £67,000 net saving from the original asking price.
Negotiation only service
If you have spotted your ideal property already and would like us to negotiate on your behalf, we can advise on various factors including the realistic value of the property.
Fees: ~ 1% of the purchase price.
